Rapid growth and an expanding product range had led this e-commerce furniture retailer to operate from nine warehouses across the UK. While this provided the necessary capacity, it also created inefficiencies. Stock was handled multiple times, picking processes varied between sites, and inventory was fragmented – increasing the risk of damage and delivery delays.
The retailer also required practical office space for employees based permanently within the warehouse. It needed to be close to operations, comfortable and professional, with access to natural light.
To overcome these challenges, the business chose to consolidate its operations into a purpose built facility at Ansty Park Industrial Estate. With the lease already underway and the building empty, it needed a trusted partner to deliver the complete warehouse, office and staff fit out quickly, safely and with future growth in mind.
Oakway transformed the empty building into a compliant, fully operational fulfilment facility.
The fit-out included pallet racking with timber decking, rack protection, energy-efficient LED and emergency lighting, fire detection systems, a 60 minute firewall and fire-resistant roller shutters. Oakway also installed office space, staff facilities, a dedicated forklift charging area and data cabinet infrastructure.
The programme was carefully coordinated with the retailer’s migration plan. Large installation teams worked to a controlled schedule, allowing operations from all nine warehouses to transfer into the new facility in a structured sequence.
Working closely with the material-handling equipment provider, Oakway calculated aisle widths to maximise storage capacity while maintaining safe and efficient movement. Every square metre was planned to support operational performance and future growth.
Oakway transformed an empty 301,591 sq ft warehouse into a safe, efficient and scalable fulfilment hub, consolidating nine sites into one streamlined operation.
The facility can accommodate approximately 79,000 UK pallets. Racking reaches around 13 metres high to maximise cubic space, while double deep storage provides capacity for oversized pallets.
Centralising inventory has reduced unnecessary handling and the risk of damage while creating faster, more consistent picking processes. Multiple container deliveries can now be received at one location, improving visibility, control and decision making.
A dedicated office with natural light gives warehouse-based employees a comfortable and practical workspace.
